speaking of mortgages, i decided...

 

to see if i could refinance my home @

 

a lower interest rate...

 

my mortgage is with Chase, so i asked them first...

 

they dropped my interest rate 2 points and

 

my house note dropped $280 a month.

 

my house was just built 2 years ago...

 

so it was not like i was into it for 10 or 12 years and decided to start over.

 

if i were the bank,

 

i would have said nope, we already gottcha

 

keep paying the higher amount.

 

never hurts to ask i guess

 

Good for you. What was your rate, balance and monthly? Chase holds the note on my house. 30 year fixed, 5 and 5/8%. LTV, even after the crash is about 40%. Never thought that I could get a better deal by talking to them but now you've got me thinking. Prolly not 'cause my house still worth so much more than I owe, but I'm curious anyhow.

 

My rate was higher than yours, walked into it with no money because I made no money (actually had to pay) from my last house in New Mexico. I was @ 7 1/4 fixed and now it is @ 5 1/4 fixed for 30 years. I feel better now! My house is appraised about 45k more than I paid.

 

I knew when we were building it i was going to refi at a lower rate in the future, but had to do what i had to do to get into the new one.

 

Market is **** in NC...Tried to deal with the bank, you know before I can't make the payment to extend the note or something, drop the payment a little so I can put a renter in there that can afford the rent...they are in NO hurry to deal with me because we have never had a late payment...

Got news for them..it ends now...As far as I am concerned they can have the house! If it sold right now I would be stroking a check for it anyways...So, they can have it...I am done dealing with them...
